Tidewell Housing Trust

Seven sites, one budget

A housing trust with seven sites was planning repairs site by site. We built one shared budget the whole board could read, and a five-year plan to match.

The brief

Each of Tidewell’s seven sites kept its own repairs budget. A boiler fund in one site sat unused while another site borrowed to fix a roof.

What we did

We combined the seven budgets into one model and ranked every repair by risk and cost. The board could finally see the whole list.

What changed

A shared repairs fund replaced the seven separate ones, and the board pack fell from thirty pages to six.

Where it stands

The trust has funded its five-year plan without borrowing, and the finance lead now presents the pack herself.

“

For the first time the trustees asked about the plan instead of the spreadsheet.
